Self-Storage Facility Financial Model
Budget a leased self-storage conversion and lease-up cash before counting available doors as paid occupancy.

Opening investment and working cash
The original case converts a leased building rather than purchasing land or developing a new site. Unit partitions and access systems are capital cash; lease security and a three-fixed-month reserve are separate. The budget does not establish site approval or actual rentable floor area.
| Cash use | $ |
|---|---|
| CAPEX: Leased-building conversion | 75,000 |
| CAPEX: Partitions and unit doors | 65,000 |
| CAPEX: Access/security systems | 25,000 |
| CAPEX: Site office equipment | 10,000 |
| Pre-opening: Plans, lease and professional setup | 10,000 |
| Pre-opening: Initial lease-up marketing | 6,000 |
| Refundable deposit / tied-up cash | 18,000 |
| Opening stock / initial working inputs | 1,000 |
| Reserve: 3 selected fixed-cost months | 55,500 |
| Selected opening cash total | 265,500 |
CAPEX totals $175,000, pre-opening expense $16,000 and working cash $74,500. The deposit and opening stock tie up cash; they are not added again as monthly rent or consumed inputs. The reserve is a chosen fixed-cost buffer, not proof of full funding. Obtain actual installed/tax-inclusive quotes and dated opening payments.
Monthly fixed and variable OPEX
A paid manager role is budgeted at$5,000 loaded/month even if the owner performs it. Selected occupied-unit usage is$5/month beyond fixed access/security and utilities. Do not substitute refundable tenant deposits for operating income.
| Commitment | $ per month |
|---|---|
| Site lease | 9,000 |
| Manager: loaded budget | 5,000 |
| Security/access service | 1,000 |
| Insurance | 700 |
| Base utilities | 600 |
| Maintenance | 600 |
| Software | 300 |
| Marketing | 900 |
| Admin | 400 |
| Total selected fixed cash | 18,500 |
| Item | $ per unit |
|---|---|
| Net collected selling value | 150 |
| Selected occupied-unit usage/service cost | 5 |
| Percentage-only fee allocation (3%) | 4.5 |
| Contribution before scheduled payroll/fixed OPEX | 140.5 |
The percentage fee is an aggregate allocation, with no fixed per-payment charge assumed. Unit contribution is not owner income: the full listed monthly roster and overhead still need coverage.
Capacity, break-even and a lower-sales case
Of 160 assumed units, ten are blocked/unrentable, leaving 150 unit-months. Plan 135 paid occupied units. Unit size mix matters: empty large units cannot automatically satisfy demand for small units, and late payments are not cash occupancy.
For this fixed mix and commitment, whole-unit cash break-even is 132 paid occupied unit-months per month: ($18,500) ÷ $140.5, rounded up. The aggregate capacity is 150 units; it does not establish customer demand or a workable daily sequence.
| Paid units | Net sales $ | Selected result $ |
|---|---|---|
| 105 | 15,750 | -3,747.50 |
| 132 | 19,800 | 46 |
| 135 (planned) | 20,250 | 467.50 |
| 150 | 22,500 | 2,575 |
At 105 paid occupied units the site lease and access costs remain. Early lease-up can consume the chosen reserve before a stabilized month; the retained guide's promotion/tenant decision has separate economics.
Practical KPI definitions
Track economic occupancy as earned rent/possible rent for the actual size mix, physical occupancy as occupied rentable units/rentable units, and collected rent separately. Record delinquency and move-outs by tenant cohort; they are not evidence of a national bad-debt rate.
No land/building purchase, debt, income tax or future conversion work is included. Actual move-in deposits, arrears and cash dates need a lease-up cash schedule.
Method context: SBA business planning. All case prices, wages, cost ratios, reserve and capacity inputs above are original planning assumptions.
What the selected product covers
The official Self-Storage Investment Financial Model listing describes an editable Excel model with five annual result periods and monthly acquisition, construction and leasing timing. Inputs include asset/unit/area details, purchase or master-lease terms, construction budgets, rent, concessions, credit loss, financing and exits. Stated outputs include profit and loss, cash projections, NOI, DSCR, equity multiple, IRR and dashboard KPIs.
Reconcile collected rent before interpreting investment outputs
Our original site is 90% physically occupied but collects only 80% of full-inventory potential rent from the current period. Prior arrears increase bank receipts without improving that month's current rent realization.
Use actual unit, concession and collection evidence when adapting asset assumptions. Interpret financing and return outputs from current costs, dated terms and an explicit lease-up/exit scenario. The Self-Storage Facility planning guide develops the original worked case.
