Self-Storage Plan: What Does Occupancy Hide About Rent Cash?
Assess storage performance from unit inventory, concessions and dated current-period collections before financing or expansion.

Physical occupancy, rent billed and cash collected answer different questions. Reconcile them by billing period before using a full-looking site to support expansion or a new debt payment.
Keep each denominator visible
Original assumptions, $ for one full month. One hundred same-size saleable units have stated rent $100; ninety are occupied. Occupied billing is $9,000, concessions $500 and net current billing $8,500. The business collects $8,000 of that billing plus $500 of earlier arrears. The remaining $500 current balance is unpaid.
| Measure | Calculation | Result |
|---|---|---|
| Physical occupancy | 90 occupied /100 saleable | 90% |
| Full-inventory potential rent | 100 ×$100 | $10,000 |
| Current receipts /full-inventory potential | 8,000 /10,000 | 80% |
| Current receipts /net current billing | 8,000 /8,500 | 94.12% |
The last two are explicitly defined cash comparisons, not physical occupancy or interchangeable industry metrics. Total bank receipts of $8,500 include old arrears; calling all of them current rent would conceal the unpaid current balance.
Operating cash is before the next property commitment
Assume selected operating payments are $7,500 in the month. Total receipts less those payments leave $1,000. If an additional scheduled debt payment is $1,500, cash movement after it is negative $500. This is a selected cash bridge, not NOI, DSCR or a complete property valuation.
Actual payment dates can require funding before month-end receipts even if the monthly change is positive. Keep construction, acquisition, improvement and financing cash separate and add newly available units only from their ready dates.
Underwrite the unit mix rather than the headline percentage
Reconcile current bills, concessions and receipts by unit size and ready date. Demand for one size does not fill another. Use actual lease-up, move-outs, credit losses and property costs before proposing another phase.
The selected Self-Storage Financial Model is the seller's Self-Storage Investment model, covering asset acquisition/master lease, improvement, leasing, financing and optional exits as a broader investment forecast.
Scope & limitations
One assumed same-size unit month; collection ratios are locally defined, not a claimed industry-standard economic-occupancy metric or property valuation.
