Airbnb DCF Analysis
An Airbnb DCF should start with retained platform fees and the costs of serving stays, then separate corporate cash from customer funds. FY2025 revenue increased while operating income was nearly flat. A high reported cash conversion does not make host obligations available to shareholders.
Revenue, expenses and profit on one annual basis
Historical Airbnb consolidated comparison, $ millions: FY2024 ended 2024-12-31 and FY2025 ended 2025-12-31. These annual periods are separate from the later interim observation below.
| Measure | FY2024 | FY2025 |
|---|---|---|
| Revenue | 11,102 | 12,241 |
| Cost of revenue | 1,878 | 2,086 |
| Operations and support | 1,282 | 1,327 |
| Product development | 2,056 | 2,354 |
| Sales and marketing | 2,148 | 2,588 |
| General and administrative | 1,185 | 1,342 |
| Total costs and expenses | 8,549 | 9,697 |
| Operating income | 2,553 | 2,544 |
| Interest income | 818 | 705 |
| Net income | 2,648 | 2,511 |

The revenue increase did not translate into a similar operating-profit increase because the operating-cost total also expanded. Interest income is below operating income and should not be forecast as platform contribution. Cost of revenue includes payment and platform-delivery costs; support and marketing are additional rows. A gross-booking-value forecast must first become recognized company revenue before these margins can be applied.
A balance-sheet check for money with different owners
| At December 31: reported $ millions | 2024 | 2025 |
|---|---|---|
| Corporate cash and cash equivalents | 6,864 | 6,560 |
| Short-term investments | 3,747 | 4,454 |
| Funds receivable/held for customers | 5,931 | 6,959 |
| Matching funds payable to customers | 5,931 | 6,959 |
| Unearned fees | 1,616 | 1,743 |

Customer-fund assets have a matching customer obligation; they are not surplus corporate cash. Unearned fees represent a different performance and refund timing issue. A valuation-date liquidity adjustment must classify both sides before treating a balance as available equity value. The table is a dated classification aid, not a current net-cash calculation.
Reconcile reported cash before forecasting investor cash
| Measure | FY2025 |
|---|---|
| Operating cash | 4,646 |
| Property purchases: positive deduction | 33 |
| Issuer FCF: operating cash less property purchases | 4,613 |
| Stock-compensation expense, not another cash add-back | 1,592 |
Source: Annual cash-flow statement and related notes. Annual values are reported unless a row is marked derived.
The 2025 FCF bridge is 4,646 minus 33 = $4,613 million. It is a selected cash measure, not a claim that all guest receipts belong to Airbnb. The low physical-capital deduction does not remove product-development costs, equity compensation, tax obligations or refunds. Do not add the compensation adjustment a second time to reported operating cash.
The later interim period stays separate
| Observation | Period-specific evidence |
|---|---|
| Reported interim basis | Q2 2026 covers 2026-04-01 through 2026-06-30 and was released 2026-08-06. Revenue was $3,608 million in this quarter. |
| Interpretation boundary | Guest booking value is not corporate revenue, and money held for hosts is not investor cash. Refunds, settlement timing and equity compensation remain material even when the annual operating-cash line is positive. |
Source: official interim reporting. The dated quarter is not annualized here and is not added to either full-year column. Later reporting must be checked before refreshing the valuation date.
Turn the statements into a DCF operating case
Forecast completed-stay fee revenue and its operating expenses, keeping booking and check-in dates separate. Reconcile operating profit to cash using operating taxes, noncash expense and changes in fee-related operating balances. Customer money and the matching liability need the same boundary throughout. When moving from enterprise to equity value, distinguish genuine nonoperating corporate assets from funds owed to hosts; use same-date debt and equity claims and an explicit stock-compensation/dilution policy.
| Driver | Evidence to carry into the forecast | Downside condition to test |
|---|---|---|
| Completed stays | Paid nights, realized booking value and fee recognition | Bookings rise but cancellations or lower fee realization reduce revenue |
| Support and acquisition | Customer-service cost and marketing per retained economic unit | Higher demand needs more spending without margin recovery |
| Receipt timing | Booking-to-check-in interval, refunds and host settlements | Earlier guest receipts are mistaken for sustainable corporate growth |
Compare more completed stays with an unchanged booking lead time against earlier collections at unchanged demand. Only the first necessarily changes the service-volume case; the second changes liabilities and liquidity. Stress refunds alongside the cash calendar. No numerical take rate, long-term margin, discount rate or host-fund availability is assumed to be an issuer forecast.
Use the Airbnb financial analysis for the broader operating context, the company forecast to state the operating assumptions, and the DCF calculator only after defining the investor cash stream. Keep the statement definitions, reporting dates and your own assumptions visible when comparing valuation cases.
