A longer stay can contribute more even at a lower nightly rate because it uses fewer turnovers. Test that choice on one availability calendar and the same occupied-night assumption before deciding whether a discount is affordable.

Cost nights and stays separately

Original assumptions, $ for one month. Twenty-four nights are occupied within a feasible 30-night calendar. Same-day cleaning capacity is assumed available. Compare twelve two-night stays with six four-night stays. Cleaning costs $100 per turnover, servicing $12 per occupied night and channel fees 10% of room receipts. Standing property operating payments are $1,800; debt, tax and capital work are excluded.

At the same rate, six fewer turnovers add $600. Discounting the longer stays to $160 still leaves $168 more than the short-stay case, if all 24 occupied nights remain sold. The illustrative longer-stay rate matching the original $600 result is about $152.23 rounded up to cents: (600 +600 +288 +1,800) / (24 ×0.9).

Do not assume the calendar or demand stays unchanged

A four-night minimum can also leave unusable gaps or reject otherwise saleable short bookings. Rebuild the dated calendar when stay length changes; the table holds nights constant to isolate costs, not predict demand. Owner use and maintenance remove dates, and the same property listed on several channels still has only one inventory.

Follow settlement and turnover dates

Cleaning may be payable before platform receipts arrive. Put each stay, refund exposure, cleaner invoice and property payment on its actual date. Future reservations are not money already collected, and a monthly operating result does not establish the lowest cash day.

Use completed stays and actual fee/cleaning quotes to compare booking rules. Verify property operating eligibility independently. The selected Short-Term Rental Financial Model is the seller's Vacation Rental model, providing the broader room-night, rate, cost and investment forecast.

Scope & limitations

Original fixed 24-night sensitivity; no demand response or local eligibility claim. Same-day turnovers, safe service and actual platform terms require confirmation.
